Professional Parkway's New Entertainment Corridor Isn't One Opening. It's Four.

Drive Professional Parkway today and the corridor reads like a sentence with punctuation missing. First the trampoline building, unmistakable at 60,000 square feet with its signage facing I-75. Then a construction fence. Then another construction fence. Cross Lakewood Ranch Boulevard and there's a fourth site, a topped-out shell with no sign yet, standing next to Gold Coast Eagle Distributing. Four sites, four stages of construction, and if you only skimmed the announcements over the past year you'd be forgiven for thinking this is one project on one timeline: Lakewood Ranch's new entertainment district, coming soon.

It isn't one project. It's four separate businesses, four separate ownership groups, and four separate opening dates that span nearly two years. Only one of them has a locked date right now, and it isn't the one most people are waiting for.

The One That's Already Open

Urban Air Adventure Park opened its doors on Professional Parkway with a soft opening on September 27, 2025, just under a year before this piece was written. Owner Michael Tucci, a Sarasota native who also runs Urban Air locations in Tampa and Brandon, spent $18.5 million building this one from the ground up on 7.5 acres he bought from Lakewood Ranch's master developer. It's the largest of the more than 400 Urban Air locations in the country, which is why it got an air court, a feature few other locations have, plus a slide park built to look more like a skatepark halfpipe than a playground.

If you've been waiting for "the entertainment district" to open before you try it, you've actually been waiting past the first grand opening already. Urban Air has been running for nearly a year.

The One With an Actual Date

Life Time is the piece with a confirmed date, and that date is this October. The company's own site lists its Lakewood Ranch location, an 86,000-square-foot athletic country club at 5000 Lakewood Ranch Boulevard North, as arriving next month. It's Life Time's ninth club in Florida and its first anywhere in the Sarasota-Manatee market. The nearest existing Life Time sits 64 miles away in Tampa's Harbour Island, which is the gap general manager Steve Datte pointed to when explaining the decision to build here.

The waitlist opened in July. Final membership pricing hadn't been released as of that announcement, but individual memberships are expected to run roughly $140 to $400 a month. For that range, residents get two lap pools plus a leisure pool with waterslides, fourteen pickleball courts with three of them indoors, a spa with hot and cold plunge pools, and a Kids Academy that takes children as young as three months.

Here's what the four projects look like side by side, because the calendar is the part every announcement skips.

The One Everyone Keeps Asking About

Backyard Social is the hardest of the four to pin down, and it's also the one generating the most sidewalk conversation, probably because it's the most social of the concepts. There's no kitchen. Food trucks park permanently outside, paired with a full bar, lawn games, and a stage built for live music. Owner Mat Baum, who already runs Agave Bandido at Waterside Place, told local reporters he and partner John Mann are aiming for a mid-November opening. Other coverage has placed it more broadly in "fall 2026." As of this writing the foundation hasn't been poured, which is worth knowing before you plan an outing around a specific weekend.

The concept has already drawn some friction before its first customer walks in. When the project went through county approvals, a group of nearby residents organized under the name Waterside Neighborhood Alliance and raised concerns about late-night noise from outdoor music, worried that one venue running later hours could pressure others in the area to follow.

The One That Won't Open Until 2027

SkyTrack is the furthest out and the most ambitious. Co-founder Dr. Wael Alokeh got the idea watching his kids spend hours in a small hotel arcade in Orlando. He and his wife Jennifer, both Lake Club residents, are building a three-story indoor electric go-kart track, more than 85 arcade and virtual reality games, a 16-lane bowling alley, an indoor mini-golf course, a full-service restaurant, two bars, and an outdoor stage.

"Lakewood Ranch has rapidly grown and has become one of the best places to live, but there's no bowling alley or go-karts, so the idea evolved from there," Jennifer Alokeh said.

The track itself is shipping from Europe, which takes 30 days just to install once it lands, and the full build is projected at about 14 months from groundbreaking. That math puts the realistic opening around May 2027, nearly twenty months after Urban Air first welcomed guests a few hundred feet away.

Why This Isn't Competing With Waterside Place

Lakewood Ranch already has a version of going out, and it looks nothing like Professional Parkway. Main Street and Waterside Place run a walkable scene that doesn't slow down through the summer: live music at The Plaza most nights of the week overlooking Kingfisher Lake, a Sunday farmers market with more than 100 local vendors, and a rotating Sights and Sounds series that's brought in everything from an Asolo Rep touring production to the Lakewood Ranch Festival Band. That corridor is built for parking once and wandering between a dozen storefronts.

Professional Parkway is a different animal by design. Amanda Zipperer, director of property management and leasing for Lakewood Ranch Commercial, has said the corridor was planned years ago to serve families, young professionals, and active adults all at once, but through bigger single-purpose venues rather than a walkable strip. You drive to Urban Air for a birthday party. You'll drive to Life Time for a swim workout. You'll eventually drive to SkyTrack for go-karts on a Friday night. These aren't smaller versions of what's already at Waterside Place. They're the categories of night out that used to require leaving Lakewood Ranch entirely, now built close enough to skip the drive to Tampa or downtown Sarasota.

Tucci has embraced this framing rather than treating the newcomers as competition. He's become friendly with the owners of both SkyTrack and Backyard Social, and has said publicly that he sees the businesses opening around him as complementary rather than rival attractions competing for the same Friday night dollar.

What This Actually Means If You're Already Here

If you've been treating the Professional Parkway news as one countdown, split it into four. Urban Air is done waiting for you. Life Time is weeks away as of this writing, and if pickleball or a resort-style pool is the draw, the waitlist is already open and worth joining before pricing locks in. Backyard Social is close but not confirmed, so treat mid-November as a target rather than a date to build plans around. SkyTrack is the one to file away for next year, not this one.

The corridor won't be finished, in the sense of every business open and running, until sometime around next summer. That's a long runway for a project that got covered as a single announcement. Knowing the real order, and the real gaps between pieces, is the difference between checking Professional Parkway once a month out of habit and actually showing up on the day something opens.
